Facilities Management

Operating the complete building for the client; preparing start-up and operating manuals; providing routine and preventative maintenance; day-porter and nightly janitorial staff; contracting for third party services and materials; analyzing the costs to ensure that the client gets value for money.

Development Management

Organizing the acquisition, completing a buildability analysis; obtaining master planning/planning approvals; contract strategy, terms and conditions; analyzing space usage, design ratios, materials use and construction methods.

Program Management

Executing multiple construction and renovation programs through a non-hierarchal team based approach. From feasibility and design, to commissioning and occupancy, we focus on being associated with capital improvements that add long-term value.

Residential Management

Managing multi-unit developments; resident services; housing regulatory compliance for various State and Federal programs.

Commercial Management

Managing single tenant to multi-tenant buildings; coordinating leasehold improvements; vendor contracting and supervision; lease administration; routine and preventative maintenance.

Capital Improvements

Every property’s life cycle includes multiple improvement and renovations. Dimeo Properties has found success executing multiple construction and renovation programs through a non-hierarchal team based approach. As experienced Program Managers, we are equipped to advise clients at the earliest stages of the capital improvement cycle. From feasibility and design, to commissioning and occupancy, we focus on being associated with capital investments which add long term value.

With rising energy costs expected for the foreseeable future, energy conservation projects including lighting, lamping, motion/sound switching, transformer and window replacement programs have become routine at many of our facilities. Larger, more complex projects can benefit from our sister company, Dimeo Construction Company.

Resident Services Programs

DIMEO PROPERTIES has a strong resident services program which is led by a full time supervisory level resident services coordinator, and assisted by two full time resident services coordinators, a part time resident services coordinator and three part time youth coordinators.

The Youth RAP (Resident Activities Program) is a program that has been implemented at four of the properties presently managed by DIMEO PROPERTIES, representing more involvement than any other management company in the state of Rhode Island. The programs are primarily funded by grants provided by Rhode Island Housing. The Youth RAP programs were developed in an effort to provide a structured environment, during the summer months and after school, for the children of the development.

Housing Agency Regulatory Compliance

DIMEO PROPERTIES is actively working with US Department of HUDRhode Island Housing, Connecticut Housing Finance Corporation and Massachusetts Housing Finance Corporation to provide enriched housing throughout Southeastern New England.

Our program experience includes Low Income Housing Tax Credits, Section 8, Section 236 and a variety of State and Federal grant programs.
